This project is located in midtown Toronto on a narrow frontage lot. Despite its compact width, it features three bedrooms with ensuites and a modern architectural style that harmonizes with the surrounding neighbourhood.

This development is part of a severance project located in a neighbourhood where lot severances are relatively new and come with unique challenges. The primary constraint in this case was the reduced lot depth of 110 feet, which is notably shorter than the typical lot depth in the surrounding area.

One of the main challenges of this project was meeting the client's desire to maximize interior space and ceiling heights while avoiding the need for a Committee of Adjustment (CofA) application. Additionally, the client requested a modern architectural style combined with a pitched (sloped) roof, which required careful design coordination to balance aesthetic goals with zoning and height limitations.

This project was one of the most unique in its character, with a highly engaged client who had a clear vision and deep understanding of their needs. We held several meetings to refine the spatial layout, and the main elevations underwent a few thoughtful revisions to achieve a well-balanced and cohesive final design.

The design of this project commenced in 2022. One of the primary challenges was achieving a minimum gross floor area of 4,000 square feet, as the lot was irregular in shape rather than rectangular. Through a creative design approach and strategic planning, we successfully addressed this constraint. With the support and approval of the Committee of Adjustment (COA), the design met the client's goal, resulting in a functional and well-optimized layout tailored to the unique characteristics of the site.
